The owners of this 1920s Victorian home saved it from assured demolition thereby preserving a piece of Bay Ridge history.

To accommodate a multigenerational family, a new elevator connects all levels from the cellar to a family room on the attic level. The ground floor is reconfigured from small enclosed spaces to an open plan housing the kitchen, living and dining rooms. The space expands into the sunroom and mudroom before opening up to the yard and garage beyond.

Other than the charm of the exterior massing, nothing in the interior could be salvaged. Stripped of all asbestos material, the exterior framing allowed for improved air sealing and insulation. New windows, heat pumps, energy recovery ventilation, solar panels and electrical service help ensure that this high performance home that will serve the family for the decades to come.
