Design Process

Schematic Design

We’ll start by getting to know you and your home, helping you prioritize design goals, establish a budget and timeline. The design process begins with taking existing space measurements and creating multiple space layout options, as well as concept boards to determine the design look and feel.

Design Development

Next, we develop and refine the selected layout, presenting 3D views and material boards to illustrate specific design elements for each space . Options for appliances, plumbing fixtures, accessories, lighting, color and materials will be considered.

Construction Documentation

In this final phase of design we fine tune all custom interior plans, elevations, and cabinetry. A full set of working drawings will be produced (including demolition, construction, electrical, reflected ceiling, finish, and furniture layout plans; elevations; cabinetry details; specification of all appliances, plumbing and electrical fixtures, and finishes) to be used for Co-op board approval, GC pricing, and construction.

Bid Review and Approval

To transition from design to construction, we’ll coordinate your Co-op board review submission, Expeditor/Architect of Record DOB filing, and the General Contractor(s) pricing and contract.

Construction Administration

Weekly site construction meetings will ensure your project is realized as planned. We’ll be there to troubleshoot any issues that arise along the way and arrange material, fixture and appliance orders as required.
